Property Evaluation

​We always run a Comparative Market Analysis (CMA), using Realtor only MLS, with access to real-time and accurate property information, to determine the appropriate rent amount. We recommend repairs that will bring the highest rent and make sure the home meets all codes and safety requirements to protect both landlords and tenants. 

Applicant Screening

Placing the right tenant is the single most important step in the process. As a management company, we have many procedures to prevent renting to problem tenants. Our thorough screening process has kept our eviction rate very low and we place only the very best tenants in your property.

All prospective tenants 18 years and older in the household will be included on the rental agreement and must apply. Applicant screening includes:

  • Full credit/eviction/criminal check - includes FICO score, S.S.N verification, & Fraud Alert.

  • Employment & income verification

  • Previous rental history with landlord references

  • General interview to find a tenant most aligned with your requirements

  • Online applications offered

Contract Execution

We use the California Association of Realtor (CAR) forms that have been created by a committee of real estate lawyers, along with some extra documents in the rental agreement included for added protection (19+ pages total). We offer E-signing of documents for the greatest convenience and owners may view documents 24/7 through their personal portal. 

Marketing & Showings

All listings are aggressively marketed and advertised.
Over 90% of renters begin their search online. We list on dozens of websites including Zillow, Trulia, Realtor.com and Hotpads. Clients may choose to place their home on the Multiple Listing Service at no additional cost. 


We personally meet potential tenants for showings throughout the week, including evenings and weekends.

Rent & Deposit Collection

Rent is due on the 1st of the month. We enforce late fees if the rent is paid after the 3rd. Tenants who fail to pay rent on the 1st will be contacted and are given a 3-day notice to vacate the property on the 4th of the month. 

Security deposits may be transferred to the owner or held in our trust account for safekeeping and reimbursement upon move out, after any deductions. Deductions are itemized and a final account statement is sent to the tenants forwarding address. An additional deposit is required for any approved pets. 

Maintenance Management

Property repairs and upkeep are important to keep homes fully occupied and safe. We encourage our tenants to have an active attitude in reporting any issues and make sure to address them as quickly as possible. We outsource much of your property’s maintenance needs to a preferred list of vendors, or you may choose to have us contact a vendor of your choice.

Accounting & Bill Paying

Various payment options are offered so that we can work with the one that best suits your needs. Options include direct deposit into your account or payment by monthly check.

 

Reserve funds for repairs and other expenses are kept in our trust account. All income and expenses are included in an easy-to-read monthly owner statement. A complete year end statement is generated in January for all owners. 1099s are also prepared and filed to federal and state agencies and property owners.

Property Inspections

Once rented, regular visual inspections enable us to ensure your home is well maintained and your investment secure. We do a photo or video walk through inspection at move-in, after 9 months (for a year lease), and at move-out, as well as annually and at owner's request.

Tenant Management

Residents are educated on the timely payment of rent, handling of maintenance, move-out and guidelines that make working with us a little easier. We establish a respectful relationship with our tenants through our communication and policies, which means they are much more likely to take care of your property and report issues as they arise.

​We have never needed to evict any of our tenants, but should eviction services be needed, we hire and work with an eviction attorney to initiate an unlawful detainer action. We may represent an owner in court and coordinate with law enforcement to remove tenant(s) and their possessions from the property. 

Sales

Property Sales

If you are thinking about selling your rental property, there is no need to look elsewhere. 24K Property Management is fully licensed and able to assist. As your property manager we are most capable of offering a smooth sale, having developed a relationship with the tenant and being familiar with your property. We offer our property management clients a reduced fee, with the possibility of saving more if a sale is completed with the current tenant.
