APPROVAL PROCESS
​
Units are rented to the best-qualified applicant when assessed using the requirements to rent. Conditional approval with a higher deposit may be possible for people that do not meet all requirements. Applicants that do not meet all requirements will be subordinate to fully qualified applicants.
Once approved, you will be notified. In order for us to hold the unit for you and remove it from the rental market, we require a holding deposit within (3) business days of your approval. The holding deposit will be equal to the amount of the security deposit. If you decide to cancel for any reason, you may forfeit a portion, or all, of your deposit in lieu of market time lost. At the time of receiving the holding deposit, we will coordinate the signing of the lease and the date of transfer of possession with you. The electronic signing of the lease is recommended.
If denied, you will be notified in writing. You will be provided information about obtaining copies of your credit report, as indicated by law.

MOVE-IN FUNDS POLICY
​
Security Deposit and First Month’s rent must be paid in money orders or cashier’s checks. Please make payable to 24K Property Management. You may begin using personal checks or EFT after initial move-in funds are received, in accordance with the terms of the lease. Use of the Resident Site for payment (EFT) is highly recommended. Cash cannot be accepted.

Do you accept pets?Each property has it's own policy regarding pets, set by the owner. If pets are allowed, however, an additional security deposit amount for each pet is required, typically $300.

Do you accept Section 8?HUD, Section 8 programs are a volunteer program on behalf of the property owner. Some owners have been approved and participate, however that varies from one owner to another. Unfortunately many homes in our portfolio do not accept section 8.

What is the application fee and what does it cover?We do not charge an application fee, however, the credit/background checks are $40 per applicant. We must run our own credit checks using our chosen third party provider. Only once income requirements and landlord references pass criteria, do we proceed with credit checks. Separate email address are required from each applicant so we may send each a personal link to verify their identity and authorize us to run the check, after which they will be able to pay the provider directly online with a card. There are no refunds.

How long does the application process take?They process depends on how quickly: applicants return all the necessary documents, landlord references are returned, and the credit check is authorized by the applicants. This could take as little as one day or may take a few days. If we receive more than one application within 24 hours, they will be processed concurrently and the most qualified will be selected. This may also add additional time.

What is the security deposit?Typically, a base of one month's rent. An additional $300 per pet, if applicable.

What if my credit is not good?Our policy is that applicants must have a combined minimum average of 650 credit score and no evictions. If the applicant states they have no credit, a credit check/eviction/background check will still need to be run to verify.

Do you accept co-signers?Each property owner has their own requirements, but most do accept a cosigner, if needed. We may see a good credit report, but it lacks certain required items such as length on the job or no credit at all, in order to overcome these potential concerns we may be able to approve you based on your cosigners credit worthiness.

What if I am self-employed?Please provide your most recent income taxes in addition to copies of your last 3 bank statements where we can see your income.

What if I am unemployed?Generally we are looking for solid and consistent work history for each applicant. We need to know that you can and will be able to make your monthly obligations. Gaps in employment may require us to request an additional deposit. We will always do our best to work with each applicant to locate a solution for housing.
